How to structure a property and its accommodation units correctly.

What is the difference between a property and an accommodation unit?

A property represents one physical location, address and shared set of facilities. A unit is a bookable space within that property, with its own capacity, beds, photos, amenities, price and availability.

A single apartment or house still has one property and at least one unit. A hotel or apartment complex has one property and several unit types or physical units.

I rent out one apartment. How should I set it up?

Create one property and one accommodation unit. Although the name of the property and the units are sometimes similar, both levels need to be completed: location property, common data and rules; capacity unit, beds, photos, amenities, price and availability.

I have several identical apartments at the same address. How should I add them?

If the units really have the same type, capacity, layout, content, photos, price and rules, use one unit type and specify the number of units physically available. Do not duplicate only to increase inventory.

If they differ in view, floor, layout, amenities, photos or price, make separate units so that guests know exactly what they are booking.

Make one property and at least two separate accommodation units. Each unit gets its own name, description, capacity, beds, photos, amenities, price, availability and corresponding calendar.

No. Different addresses should be kept as separate properties, even when they have the same owner or a similar name.

What does “number of units” mean and how does it differ from the number of rooms?

The number of units is the number of physical units that a guest can book separately. The number of rooms describes the internal layout of one unit. A house with three bedrooms that is issued as a whole has one reserved unit, not three.

Can a guest book multiple units with one reservation?

Yes, when availability and capacity allow. The reservation then contains multiple units and a common price sum. Check each booked unit, guest number and billing in the host panel, not just the name of the property.

How should I name units so hosts and guests can distinguish them?

Use a clear public name that describes the type and important difference, such as “Studio with balcony” or “Double Room Apartment”. If the panel supports an internal name, use it for a tag that the team understands, such as “A2 – second floor”, but do not show the guest internal codes instead of a clear name.

How do I import a property or unit from Booking.com or Airbnb?

Before importing, clearly select whether the link represents the entire property, one unit or an additional unit of an existing property. Automatic import is not a substitute for review. After importing, check the address, type, capacity, beds, amenities, photos, price, rules and calendar connection. Do not transfer photos with another platform’s watermark or someone else’s promotional text.
